This new community is located at the site of the former 64-acre Wagon Wheel Park, Travel Lodge, Restaurant and Motel in Oxnard. The developer of the project is Oakwood Communities, Inc. CEDC is the co-general partner, property manager for the affordable apartments and managing general partner of the ownership entity, CRFL Family Apartments, LP. CEDC professionally manages the 119 affordable apartments plus one onsite manager’s unit.

 

These apartments are available for rent to income-qualified low-income individuals and families based on the area median income (AMI) for Ventura County. Rents are restricted at 35% AMI and below, 50% AMI and below, and 60% AMI and below. Forty-one of the rental homes will be rented to individuals or families who are at or below 35% AMI; 49 of the apartments will be rented to individuals who are at or below 50% AMI and 29 of the apartments will be rented to individuals or families who fall at or below 60% AMI.


There are 34 one-bedroom apartments; 38 two-bedroom apartments; 30 three-bedroom apartments and 18 four-bedroom apartments. They range in size from approximately 700 square feet for the one bedroom, one bath apartments to approximately 1,230 square feet for a four-bedroom, two-bathroom apartment.

 

Gross rents range from $831 per month for a one-bedroom, one-bathroom rental apartment for an individual who falls at 50% AMI, to $1,286.00 per month for a four-bedroom, two-bathroom apartment for an individual who falls at 50% AMI.

 

Features and amenities of the apartments include stacked washers/dryers, dishwashers, refrigerators with ice makers, vented microwave ovens, four-burner gas ranges, heating and air conditioning, private balconies, a community room, on-site property management, elevators and gated parking.

 

The site is being developed as a mixed-use development with 1,500 dwelling units and 50,400 square feet of commercial space, including stores and retail businesses.
